Bluemall Punta Cana Rental conditions:

1. Rent:

• BlueMall Santo Domingo: 1st year of the contract: US$45/m2 – 10% share of sales, whichever is greater each month.

• BlueMall Puntacana: 1st year of the contract: US$25/m2 – 10% share of sales, whichever is greater each month.

The first 5 days of the month the monthly base rent will be invoiced (equal to rent per m2 x area of ​​the premises). At the end of the month, 10% is applied to the sales that the business has had (sales = all sales income minus tax), if it is an amount greater than the fixed rent, the difference will be invoiced.

• 2nd. Year of the contract: Rent of the 1st year adjusted according to the Consumer Price Index of the United States of America + 3%. – 10% sales

• 3rd. Year of the contract: 2nd year rent adjusted according to the Consumer Price Index of the United States of America + 3%. – 10% sales.

2. Made up of electricity, air conditioning, security services, cleaning and maintenance, among others, of the areas that are common to all tenants. Because it is an expense, it is not a negotiable amount, nor can it be limited.

Currently, the cost of maintenance in BMSD: US$15/m2 and in BMPC: US$12/m2, approximately, is a reference and for the sole purpose of estimating Expenditure.

3. Each tenant contributes to the Shopping Center Marketing Fund, contributing monthly the amount equivalent to 5% of the month's rent (not sales).
 
4. The tenant will begin paying rent at the expiration of the grace period or when it opens to the public, whichever comes first.

5. The tenant will begin to pay the Common Expenses from the moment the Lease Agreement is signed.

6. A period of 3 months is granted, counted from the signing of the Lease Agreement, for the tenant to adapt the premises. The remodeling works may be carried out while the Shopping Center is closed to the public.

a) In favor of the Marketing Company, the amount equivalent to one (1) month's rent, plus Itbis, for Marketing Administrative Expenses. NON-REFUNDABLE.

b) In favor of the Lessor (Owner) of the Shopping Center, the amount equivalent to one (1) month's rent, (does not generate itbis) for Legal Deposit.

c) In favor of the Shopping Center Administrator, the amount equivalent to one (1) month's rent (does not generate itbis) as a Guarantee Fund.

9. Telecomunication services: They must be contracted through the BlueMall Systems Department. The services are:
•         Telephone service
•         Internet service

10. In order for the Shopping Center Administrator to know the merchant's sales, the tenant must purchase and cover the costs of installing the required computerized equipment and applications, connected to the centralized system. of registration of sales of the Shopping Center. If the tenant has their own sales system, they only need to contract the interconnection with the centralized sales registration system of the Bluemall Punta Cana Shopping Center.
